Executive Team
Brad Watson, CMCA, AMS
President & CEO
Brad Watson has over 20 years of experience in the residential real estate industry. A founder of PMP in 2008, Brad has assembled one of the most dynamic, diverse, and respected teams of management professionals in the industry, serving as the foundation for PMP’s extraordinary success.
Prior to PMP, Brad was the Director of Land Acquisition and Forward Planning for KB HOME. While there, Brad was responsible for working with the California Department of Real Estate (DRE) to establish homeowners associations for new communities, which included the creation of association DRE budgets, drafting association governing documents, including CC&Rs and Bylaws, and holding declarant Board Member positions at new communities. Brad’s forward planning background at a Fortune 100 company provided the foundation for a uniquely sophisticated approach to community association management.
A native Californian, Brad attended the University of Southern California where he earned a Bachelor of Science Degree in Business Administration with emphasis on finance. Brad has served on the Board of Directors of the Building Industry Association (BIA) and is an active member of the Community Association Institute (CAI), earning both his Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) designations.
Brandon Grosh CMCA, AMS, PCAM
Executive Vice President
Brandon Grosh has over 15 years of experience in the residential real estate industry. A founding member of PMP in 2008, Brandon has worked closely with the firm’s leaders to assemble a dynamic team of industry professionals and he has been instrumental in creating policies, procedures, and unique company culture that defines our organization and differentiates PMP from our competitors.
Prior to joining PMP, Brandon was the Senior Manager of Escrow and Mortgage at KB Home. As the head of the Escrow and Mortgage department, Brandon was responsible for management of the company’s sales backlog to ensure all buyers were qualified to purchase and close their homes. Brandon also led the company’s JD Powers customer service goals task force. Over his tenure with KB Home, Brandon served as a declarant director on numerous homeowners association boards, providing valuable experience which aids him in his career in community association management.
Brandon graduated cum lade from California State University Northridge with a Bachelor of Science Degree in Business with an emphasis on real estate and finance. He is an active member of the Community Association Institute (CAI), earning designations as a Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM), the highest national industry designation available.
Patti Mooney
Vice President of Accounting
Patti Mooney brings over 30 years of accounting experience to her role as Director of Accounting for PMP, 15 of those years dedicated solely to the Community Management Industry. Prior to joining PMP, Patti worked for two prior management companies, serving as the Regional Controller for Orange County, Los Angeles, and Urban Developments. She has comprehensive knowledge in financial reporting for single-family neighborhoods, condominium complexes, mid-rise and high-rise living, commercial associations, and active adult communities. Her background includes working with analysts on reserve studies and reallocations, Certified Public Accountants on annual audits and adjusting journal entries, reviewing financial statements, and preparing budgets regulated by the Department of Real Estate.
As an association homeowner, Patti understands that the financial health of the association is vital to protect the value and integrity of not only the association’s common area assets, but also homeowner property values. Patti is a hands-on accounting professional and enjoys interacting and meeting with PMP’s Board Member clients to better understand their goals, and collaborating on a fiscal strategy to meet their objectives.
Patti is an active member of her community and was awarded Citizen of the Year by the City of Aliso Viejo in 2013. She has served on the Board of Directors for the Aliso Niguel Boys Lacrosse Team, as well as having leadership roles within the Boy Scout and Girl Scout organizations.
Andrea West
Corporate Controller
Andrea West brings over 25 years of common interest development industry experience to her role of Corporate Controller at PMP. Her passion for perfection has paved the way for her professional growth in the field of finance and accounting, and she has served in a variety of roles over her career, including new community development, banking coordinator, and property accountant.
Prior to joining PMP, Andrea held long tenures with two prominent Southern California management companies, where she was highly regarded for her avid curiosity, keen analytical abilities, and never-ending quest for streamlining processes and procedures. In her role at PMP, Andrea continues to spearhead innovative systems and platforms to ensure we’re able to seamlessly scale our operations to proactively stay ahead of our company’s growth.
Jason Halverson
Director of Client Relations
Jason Halverson joined PMP in 2018 with over 20 years of experience in call center management as well as data and information systems management.
Prior to joining PMP, Jason worked extensively in various industries including real estate, mortgage lending, credit financing, and more. Most recently, Jason worked with one of the world’s largest credit service providers, successfully directing teams of over 300 associates and leaders. During this time, he was responsible for ensuring that his teams delivered an unparalleled customer experience while driving company absolutes. Jason is passionate about building successful teams while utilizing his technological proficiencies to ensure maximum efficiency.
Born and raised in Los Angeles County, Jason received his Management Certification from the Benchmark Center Excellence for Call Centers globally. He is currently working toward receiving his professional designation from the Community Association Institute (CAI) and maintains an active California Real Estate License.
In addition to his professional experience, Jason is proud of his contributions to various non-profit organizations throughout the country. Jason has lead initiatives providing thousands of hours of volunteer time to local food banks, March of Dimes, and helped drive a campaign raising over one million dollars for United Way.
Jenni Millan
Escrow Supervisor
With over 25 years in the real estate industry, Jenni Millan is a trusted real estate professional with a comprehensive understanding of escrow processes and a commitment to client satisfaction. Jenni has navigated diverse markets, stayed current on industry trends, and prides herself on building and cultivating lasting relationships. Jenni’s attention to detail and ability to navigate through complex community intricacies bring an expertise to PMP’s Escrow Department.
Born and raised in California, Jenni is an active member of the HOA Board where she lives. Jenni’s leadership on the HOA board has been characterized by a commitment to transparency, open communication and a testament to her leadership, foresight, and dedication.
Yanean Heflin
Director of Recruiting
Yanean has over 20 years of experience in Talent Acquisition, Human Resources, and Account Management. Her career started working for one of the largest privately held human management companies at the time, The Howroyd Wright Employment Agency where she built her acumen as a top recruiter working with and building a diverse applicant and client pipeline.
Yanean has experience working with individuals at every level of their career from, entry to mid-level, C-level to Executive Search, helping position people to find roles that match their interests and skill set. She also consulted with Fortune 100-500 companies to help them understand what skills and traits make a successful hire as well as retention and succession planning.
Working her way through the ranks, leading teams, and guiding decision makers. Prior to PMP, Yanean worked as a Director of Career Services, where she was responsible for developing recruiting strategies and building relations with corporate donors to support internal internships and early career opportunities.
The community and network she built have spanned her career. Born and raised in Los Angeles, California, she earned a Bachelor of Science in Business and a Certificate in Human Resource Management from the University of Phoenix.
Ventura Division
Sabrina French, CMCA, AMS, PCAM
Division Vice President, Ventura County
Sabrina French has been in the Common Interest Development Industry for over 15 years and has been a valuable member of PMP’s Management Team since September 2013. In addition to managing a small portfolio of communities, Sabrina is responsible for overseeing the Ventura County Division in Thousand Oaks, California, mentoring, training, and providing support to the division’s talented team of Community Managers.
Sabrina is an active member of the Community Association Institute (CAI), earning designations as a Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM), the highest national industry designation available. In addition, Sabrina was elected to the 2019-2020 CAI Channel Islands Chapter Board of Directors.
Born and raised in Simi Valley, California, Sabrina graduated from Le Cordon Bleu in Restaurant Management. Sabrina is an active member of the community who has volunteered her time assisting the local animal shelter and neighboring charity organizations.
Valencia Division
Mikayla Matthews, CMCA, AMS
Division Manager
Mikayla Mathews has been a valuable member of PMP’s Management Team since May 2019. In addition to managing a portfolio of communities, Mikayla is responsible for overseeing the Valencia Division in Santa Clarita, California, mentoring, training, and providing support to the division’s talented team of Community Managers.
Mikayla is an active member of the Community Association Institute (CAI), earning designations as a Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS). Mikayla graduated from CSUN with her Bachelor’s Degree in Psychology.
Mikayla began working with PMP in 2019 in the Customer Care Department. Since then, Mikayla has been promoted to an Assistant Manager, Community Manager, Senior Community Manager, and now Division Manager as of June 2023.
Shane Cameron, CMCA, AMS
Division Manager
Shane Cameron has been in the Common Interest Development Industry for over 3 years and has been a valuable member of PMP’s Management Team since January 2021. In addition to managing a portfolio of communities, Shane is responsible for overseeing the Valencia Division in Valencia, California, mentoring, training, and providing support to the division’s talented team of Community Managers and Assistants.
Shane is an active member of the Community Association Institute (CAI), earning designations as a Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS).
Born and raised in the Los Angeles area, Shane graduated from the Le Cordon Bleu Culinary Institute in Scottsdale, AZ with a degree in Culinary Arts. He was in the hospitality industry as a Chef for 18 years before making the move over to community management.
Eric Angle, CMCA, AMS, PCAM
Division Vice President, Valencia
Eric Angle has been a professional the Common Interest Development Industry for over 20 years and serves as the Division Vice president for PMP’s Valencia, California Division. In his role at PMP, Eric is responsible for oversight, training, and mentorship of PMP’s Valencia management team, as well as strategic growth of our North Los Angeles County submarket.
Eric is an active member of the Community Association Institute (CAI), earning designations as a Certified Manager of Community Associations (CMCA), Association Management Specialist (AMS), and Professional Community Association Manager (PCAM), the highest national industry designation available. In addition, Eric has served on various CAI committees and is a frequent presenter at educational symposiums.
Born and raised in California, Eric has extensive knowledge of California community governance requirements, and has served as a General Manager for several large-scale master plan and active adult communities throughout the Coachella Valley and Central Cost markets. Eric has also worked extensively with both residential and commercial developers in the acquisition, development, and management of real property, overseeing and managing improvement and rehabilitation projects, and has been licensed by the California Department of Real Estate since 1996.
Los Angeles Division
Ashley Alvarado
Director of Community Management
Ashley Alvarado is an accomplished Division Manager with PMP Management, boasting over 15 years of extensive experience in the property management.
Before joining PMP, Ashley held positions as a Dual-Site General Manager of Oakwood Studios Los Angeles and Oakwood Residence Miracle Mile where she honed her skills and expertise developing a stellar team dedicated to elevating the living experience.
Ashley holds an associate degree in legal studies, which has provided her with a solid foundation and comprehension of the law and its role in shaping societies, economies, and individual rights and responsibilities. Currently, she is actively working towards earning her CMCA (Certified Manager of Community Associations) designation, demonstrating her commitment to continuous professional development and excellence in community management.
Her performance at PMP Management, has consistently proven to foster positive environments within the communities she manages.
Ashley stands as a valuable asset to PMP Management and the communities she serves.
Urban/On-Site Division
Roger Crumrine, CMCA
Division Vice President Urban & On-Site
Roger Crumrine brings over 15 years of hospitality and facility management experience to his role as Vice President of Community Management for PMP URBAN, our division focused exclusively on mid-rise and high-rise communities with on-site staff. Roger’s unique background and the core principles developed in luxury hotel management coupled with his experience in overseeing high-rise community association operations throughout Los Angeles, bring added value and serve to enhance the quality of life for Association residents.
Roger’s experience prior to entering the association industry include executive leadership and director roles with The Millennium Biltmore Hotel, Starwood, and Hilton Hotels. Before joining PMP in 2017, Roger led the Los Angeles Urban Division as Regional Director for FirstService Residential where his influence directly contributed to the development and enhancement of customized resident service and operational efficiencies to enhance the client experience. His most notable project was the pre-construction and opening operation for the Metropolis LA, a 1,550 mixed-use complex spanning over three 40+ story high-rise structures.
Originally from Texas, Roger earned a bachelor’s degree from St. Edward’s University. Roger was an NCAA collegiate athlete, earning several conference and national awards in soccer. Roger is an active member of the Community Associations Institute (CAI) and has quickly become recognized as one of the industry’s leaders in professional Association management.
Lorenzo Flournoy
Engineering Division Manager
Bringing over a decade of experience to the position, Lorenzo has served as the Chief Building Engineer, demonstrating exceptional leadership and operational prowess in overseeing building systems maintenance and optimization. His extensive experience uniquely positions him to assume the responsibilities of Engineering Division Manager at PMP. With a strategic mindset and a knack for problem-solving, Lorenzo excels at navigating complex challenges and fostering a culture of excellence within his team.
Prior to his role as Chief Building Engineer, Lorenzo spent eight years in the Air Force, where he honed his engineering skills and developed strong leadership capabilities. His experience managing base maintenance operations and executing projects during deployments underscores his ability to thrive in high-pressure environments and deliver outstanding results.
Outside of work, Lorenzo channels his creativity into crafting interior designs and engaging in design projects. These hobbies not only serve as outlets for his artistic expression but also allow him to leverage his skills in innovative ways within his role at PMP. By integrating his passion for creativity with his extensive engineering expertise, Lorenzo brings a unique and valuable perspective to his work, driving innovation and exceeding expectations.
Mark Johnson, CMCA
Division Manager
Mark Johnson brings over 15 years of common interest development industry experience to his role as the Division Manager for PMP’s Urban/on-site Division. Mark’s dedication to not only serving our Board Members and resident clients, but teaching, mentoring, and fostering a culture of continuous learning defines his leadership style and provides a valuable resource to our on-site staffed communities throughout the Ventura County and North Los Angeles County submarkets.
Originally from Chicago, Illinois, Mark has overseen the management of multiple large properties, including garden-style condominium communities, mid-rise, and high-rise buildings. As a valuable member of PMP’s Urban/On-site team over the past two years, Mark has proven to be a hands-on leader, capable and willing to tackle both operational and facility maintenance challenges, including his most recent role as a General Manager for a 509- unit condominium community with extensive reconstruction projects, multiple litigation matters, and a 5-million-dollar budget. Mark’s unique hands-on experience has earned him the respect of our on-site staff employees and has proven to be a valuable, value-added asset for our Board Member clients.
Mark has earned his CMCA (Certified Manager of Community Associations) designation through the Community Association Institute (CAI) and is actively involved in the Community Association Institute (CAI) Greater Los Angeles Chapter.
Mackenzie Vivenzio
Division Director
Mackenzie Vivenzio brings over a decade of experience in customer relations and property management of luxury properties to her role of Division Director for PMP’s Urban/On-site Division. Focusing on lifestyle-centric, on-site staffed communities throughout the Los Angeles, Orange County, and San Diego submarkets, Mackenzie provide valuable support, mentorship, and leadership to both our dynamic on-stie staffed team members, but also our valuable Board Member clients.
Prior to starting with PMP, Mackenzie managed several large real estate assets, including over 2 million square feet at Rockefeller Center in New York City, where she was responsible for engaging with diverse client needs, creating annual budgets, facilitating construction projects, managing vendors and third-party teams, and overseeing accounting duties. She has also served on an array of committees focused on innovative platforms and services to enhance the customer.
Originally from the small town of Rhode Island, California, Mackenzie earned a bachelor’s degree in communication from the University of Rhode Island. Her career in property management and hospitality started in San Diego where she managed a campus of high-rise and mid-rise luxury real estate buildings.
Inland Empire Division
Lia Dalhover, CCAM-ND
Division Manager
Lia Dalhover brings over 16 years of industry experience to her role as the Director of Community Management for PMP’s Inland Empire Division. Her dedication to not only serving her Board Member and resident clients, but teaching, mentoring, and fostering a culture of continuous learning defines her leadership style and has earned her respect and praise from industry peers.
Lia’s diverse community management experience spans mid-rise and garden-style condominium communities, on-site staffed communities, planned unit developments, and new construction. Her proactive approach to management protects association common area assets and mitigates resident issues, thereby elevating the Board Member and resident experience.
An active participant in the Community Association Institute (CAI) Inland Empire Chapter and the California Association of Community Managers (CACM), Lia holds the Certified Community Association Manager (CCAM) designation with a New Development Specialty Certificate.
Orange County Division
Michelle Anderson, CCAM, CMCA
Regional Vice President
Michelle Anderson brings over 20 years of industry experience to her role as Regional Vice President for PMP’s Orange County, Los Angeles and Inland Empire Divisions. A disciplined leader, Michelle is responsible for providing guidance and oversight to the Division’s talented team of portfolio Community Managers.
Michelle has earned her CMCA (Certified Manager of Community Associations) and her AMS (Association Management Specialist) designations through the Community Association Institute (CAI), and is actively involved in the Community Association Institute (“CAI”) Greater Los Angeles Chapter and Orange Count Chapters, serving on the Education, Expo and Social Committees.
Prior to joining PMP, Michelle worked for Action Property Management as both a Community Manager and a supervisor for on-site staffed mid-rise and high-rise communities. Before joining the Community Association Management Industry, Michelle served as a 911 Emergency Dispatcher for the Rialto Police Department.
San Diego Division
Christina Mercer, CCAM®
Division Vice President
With over two decades dedicated to Community Management, Christina Mercer, CCAM®, serves as the Division Director of San Diego. Originally from Las Vegas, Nevada, Christina relocated to Southern California in 2010 and has since accumulated 14 years of expertise in the region’s market.
Christina holds the Certified Community Association Manager (CCAM®) designation and has been recognized as Leadership and Manager of the Year from San Diego Chapter of CAI (Community Associations Institute). Prior to joining PMP, she served as Director of San Diego at another leading management firm, where she oversaw management operations and served as a liaison for numerous Homeowners Associations.
In her current role, Christina collaborates closely with homeowners, boards of directors, and industry partners, ensuring the seamless management. She is a leader in guiding boards through HOA Business Planning, problem-solving and strategic planning to support decisions that enhance resident satisfaction and community well-being.
Christina has been responsible for oversight of operations, guidance and support to managers and support staff, and she has developed a unique understanding of the requirements and responsibilities of the management profession. She has focused on promoting professionalism and increasing education for the community management industry.
Texas Division
Tracie Manriquez, CMCA
Vice President, Texas
Tracie Manriquez brings nearly 15 years of experience to her role as the Director of Community Management for PMP’s Austin, Texas Division. Prior to her role in the Austin division, Tracie was the founding executive of PMP’s successful Orange County, California division. Before joining PMP in 2016, Tracie held several senior community management roles and oversaw high-end master planned communities, including the prestigious Dove Canyon community in Trabuco Canyon and Diamond Bar Country Estates.
Prior to her work in the Community Management Industry, Tracie worked in the real estate mortgage industry, with emphasis on foreclosure properties. Tracie has kept her real estate broker’s license active.
Tracie is a loving wife and mother of three. In addition to her roles as wife, mother and member of PMP’s leadership team, Tracie is also an active member of the Moms of Marines (MoMs) organization and the Community Association Institute (CAI), earning her designation as a Certified Manger of Community Associations (CMCA).
April Little
Division Manager, Dallas
April Little is a seasoned professional with over seven years of expertise in HOA Property Management. Since November 2023, she has played an integral role as a distinguished member of PMP’s Management Team. Based in Dallas, Texas, April adeptly oversees a multifaceted portfolio of communities and spearheads Business Development initiatives within the DFW region. Her active involvement in the Community Association Institutes (CAI) underscores her commitment to industry excellence.
April’s extensive background encompasses diverse community management roles, including luxury townhomes, mid-rise and high-rise condos, on-site staffed communities, master-planned communities, and new construction projects. Known for her adeptness in organizational development and problem-solving, April consistently delivers strategic solutions tailored to each community’s unique needs.
Beyond her professional endeavors, April finds fulfillment in travel and engaging in DIY projects with her family.
Francisco Lara
Strategic Growth Manager, Texas
Francisco is an active member of the Community Association Institute (CAI) and the Home Builders Association (HBA). Additionally, Francisco serves on both the Volume Builders Council and the Developers Council for HBA. Currently, Francisco holds the position of Strategic Growth Manager, contributing to PMP’s advancements through innovative growth strategies.
Francisco has lived most of his life in Texas but also has strong ties to Florida. He earned a double bachelor’s degree in Psychology and Philosophy from the University of Texas at San Antonio, providing a strong foundation for understanding complex human behaviors and ethical decision-making.
Outside of professional responsibilities, Francisco is passionate about traveling, enjoys mixed martial arts (MMA), spends time with his dog, and actively participates in fantasy football leagues.
Arizona Division
Alison Sanchez, CMCA
Division Vice President, Arizona
Alison Sanchez brings over a decade of industry experience, having provided customized consultative support, collaboration, and project management to a portfolio of diverse clients with varying complexities, including developing communities, condominiums, and single-family homes.
In addition to association and asset management, Alison worked on the developer side assisting with land acquisition and managing all project tasks associated with the establishment, formation, and maintenance of a new communities Association, creating the governing documents, and serving as Declarant board member.
Dedicated to a high standard of service, Alison believes that creating communities and neighborhoods that are welcoming starts with a community you are proud to live in and has successfully collaborated with boards to reduce their delinquencies, maximize financial resources, evaluate, and negotiate contracts, plan and execute events, and oversee capital improvement and enhancement projects.
Alison is an active member of the Community Association Institute (CAI) earning her designation as Certified Manager of Community Associations (CMCA). She graduated from the University of Phoenix in 2019 with a Bachelor of Science in Management and had previously earned an Associates of Arts Degree in Accounting.
Utah Division
Bill Dix, CMCA, AMS, PCAM
General Manager/Division Vice President
Bill has been in the Association Management industry since July 2005 and has been with PMP Management since December 2020. Before joining PMP, Bill spent three-and-a-half years as a Regional Vice President for a large Community Association Management company in Charlotte, North Carolina supervising six community managers with a total portfolio of over 70 communities, including high-rise, mid-rise, garden-style, townhomes, and large-scale communities. Bill also spent 12 years as a Senior Management Executive managing gated communities, and condominiums and supervising other community managers in Maui, Hawaii.
Bill’s current responsibilities include serving as General Manager of Utah’s largest active adult community, overseeing daily operations for 2,308 homes, and managing a team of over 30 PMP employees. Additionally, as Division Vice President, he is responsible for the oversight and growth of PMP’s Southern Utah division.
As an active supporter and participant in Community Association Institute (CAI) – Bill holds the Certified Manager of Community Associations (CMCA) designation from the Community Association Managers International Certification Board as well as the Association Management Specialist (AMS) and Professional Community Association Manager (PCAM) designations from Community Association Institute. The AMS designation demonstrates a higher level of commitment to career and the Community Association industry. The PCAM designation is the highest professional recognition available nationwide to managers who specialize in Community Association Management.
Bill currently serves on the CAI Utah Chapter Communications Committee and CAI Southern Utah Committee. He also served on the regional council for the Western North Carolina chapter of CAI North Carolina.
Timothy Dublin
Division Manager
Tim Dublin brings over 25 years of experience in financial accounting and analysis, and real estate development, including 15 years of direct experience in association management to his role as Division Manager of PMP’s St. George, Utah Division.
Tim utilizes his uniquely diverse professional skillset in working with PMP’s association clients to proactively create community-specific operating procedures, including but not limited to common area maintenance programs, to ensure the associations’ success for years to come. He is a client-centric professional and his commitment to delivering extraordinary service to our clients and elevating the lifestyle experience for the residents he is fortunate to serve is unmatched.
Before joining PMP, Tim owned a successful property management business in Boise, Idaho, which focuses on the management of common interest development in communities, including planned unit developments and condominium communities.
Tim earned a bachelor’s degree in business administration, with an emphasis in Finance and Accounting, from Northern Arizona University, and he is actively working towards his Certified Manager of Community Associations (CMCA) and his Association Management Specialists (AMS) designations through the Community Association Institute (CAI). In his free time, Tim enjoys a plethora of outdoor activities, and especially golf.
Colorado Division
Michael R Tillotson
Division Manager
With 18 years of experience, Michael has in community management brands he is an industry leader and trendsetter. He has served in many key dynamic roles in the Community Association industry including, Director of Client Success, Regional Manager, Senior Property Manager, Six-Sigma Strategic Planner, and Licensed Community Association Manager in the State of Florida. In moving to Colorado back in 2021, In my current position as the Division Manager, he is now responsible for overseeing the operations of HOAs and Condominiums in Colorado for PMP Management®.
As an active member of the Community Association Institute (CAI), he serves as a CAI Advocacy Ambassador and active member of the Rocky Mountain and Suncoast Chapters of CAI, demonstrating his commitment to professional development and industry leadership.
Originally from Buffalo, New York, Michael was raised in Florida but has adapted to life in Colorado with brilliant blue skies, snow-powder ski slopes, and endless pageantry of sunshine. His dedication to the community extends beyond his professional role; he is active in local charity events, and sponsorship of non-profit charities in Broomfield and the surrounding Denver area, actively contributing to the betterment of his local community.
